Gretna acreage neighborhood guide

Capehart Ridge: acreage homesites near Gretna

Capehart Ridge is a developing acreage community near Capehart Road southwest of Omaha, offering larger homesites and the opportunity to plan a custom home. It is distinct from conventional smaller-lot subdivisions in the Gretna area.

Both Capehart Ridge and Capehart Ridge 2 are names to watch when researching available lots. Availability, asking prices and building requirements can change, so confirm the specific parcel before making plans.

What makes Capehart Ridge different?

Larger lots

Phase 1 marketing describes homesites of approximately three acres or more. Acreage creates more separation between homes, but also makes grading, driveway placement, landscaping and utilities important cost considerations.

Custom-build flexibility

Marketing materials describe no mandatory builder attachment. Buyers should still verify current architectural standards, minimum home sizes, approved builders if applicable and contract restrictions for the lot they select.

Well and septic

Phase 1 materials identify private well and septic arrangements. Ask for soil evaluations, septic design requirements, well feasibility, utility easements and site-work estimates before committing.

Two development phases

Phase 2 is described as a separate 15-lot expansion. Confirm the recorded plat, lot dimensions, restrictions and infrastructure status rather than assuming Phase 1 conditions apply to Phase 2.

Phase 1 and Capehart Ridge 2

Promotional materials shared in October 2026 show Phase 1 lots of roughly 3.07 to 3.21 acres among the remaining examples, with several other lots marked sold. The same flyer advertises Phase 1 lots starting around $300,000. These are marketing snapshots, not a live availability or pricing feed.

For Phase 2, current development marketing describes additional homesites near 216th Street and Capehart Road. Compare the two phases on lot size, location, utilities, restrictions and construction timing.

Advertised Phase 1 minimum home sizes

The flyer lists minimum above-basement finished area and minimum main-floor area by style: ranch 2,200 / 2,200 sq. ft.; 1.5-story 2,300 / 1,800 sq. ft.; two-story 2,500 / 1,500 sq. ft. Verify these against current recorded covenants and architectural review documents.

What buyers should check before purchasing a lot

  • Recorded covenants, architectural approval and home-size requirements
  • Well, septic, electrical service and broadband availability
  • Survey, buildable area, slopes, drainage and grading costs
  • Road maintenance, assessments and any association obligations
  • Construction financing, builder selection and completion timelines
  • Current parcel availability and whether a listing is for land or a completed home

Because acreage lots and finished homes may appear under different MLS property types, I would not rely on a single-family-only subdivision search to represent all available opportunities here.
