Omaha-area lake homes
Lake communities near Omaha: Valley and Waterloo.
Some of the Omaha metro’s most distinctive lake-home neighborhoods sit west of the city around Valley and Waterloo. They are not interchangeable. Lake size, wake rules, age of the homes, new-construction opportunities, lot ownership and community rules can change considerably from one neighborhood to the next.
Valley lake communities
Different versions of lake living within a small area.
Bluewater
Large established recreational-lake development with more than 240 acres of water and extensive sandy shoreline.
Flatwater Lake
80-acre spring-fed recreational lake with active new construction and custom-home opportunities.
Still Water Lake
Newer no-wake lake development with single-family and townhome components near downtown Valley.
Champion Shores
Emerging gated boatable-lake community with luxury custom lots now being reserved through participating builders.
Valley Shores
Established private 42-acre lake community adjacent to The Pines golf course.
Mallard Landing
Established custom lake-home neighborhood built around a private recreational lake.
Ginger Cove & Ginger Woods
Older lake communities with mature housing and property-specific ownership and lake-rule considerations.
Waterloo option
West Shores
West Shores is a 640-acre Waterloo residential development with a roughly 206-acre lake, 242 lake lots and 49 off-lake villa lots. It belongs in the same comparison set for buyers looking west of Omaha even though it is in Waterloo rather than Valley. Nearby Riverside Lakes adds another established Waterloo-area option.
How to compare
The lake is only one part of the purchase.
Before choosing a community, compare permitted watercraft, wake rules, shoreline and dock rights, HOA or lake-association documents, flood-zone and insurance considerations, utilities, special assessments or SID obligations, builder attachment on vacant lots, and the condition of the specific shoreline and improvements. These can matter as much as bedroom count or finishes.
