Important distinction

Tallgrass is not a conventional single-family subdivision.

The development intentionally mixes housing types and affordability levels. Current plans include apartments, townhomes, cottages and ownership opportunities, so buyers should verify the exact product and eligibility requirements rather than assuming every Tallgrass home is offered on the open resale market.

Ownership options

Habitat Omaha announced a for-sale row-home component in 2026, with its own application and homeownership process.

Amenities

Development plans reference trails, a clubhouse, playground, fitness center, pool, pond and dog park.

Future phases

Much of Tallgrass is still part of a phased buildout. Verify what is complete today versus planned for later.

Considering Tallgrass

Start with the housing type.

Determine whether you are looking at a rental, income-qualified opportunity, for-sale townhome or another future product. Then review ownership structure, HOA or maintenance responsibilities, financing requirements and resale restrictions that may apply.
