Zillow says its Zestimate uses public records, MLS data, user-submitted information, home characteristics, location, prior sales, listing activity, and market trends. Redfin says its estimate uses hundreds of data points, including property facts, neighborhood information, market activity, and MLS data where available.
That makes these tools more sophisticated than a simple price-per-square-foot calculator. But the result is still only as good as the data the model receives and how well the subject home matches the patterns in that data.
How accurate are Zillow and Redfin estimates?
Both companies publish nationwide accuracy figures, but the most important distinction is whether the home is already listed for sale.
Zillow currently reports a nationwide median error rate of about 1.8 percent for on-market homes and about 7 percent for off-market homes. Redfin reports a current median error rate of roughly 1.9 percent for on-market homes and roughly 7.3 percent for off-market homes. In both cases, the on-market estimate is more accurate because the model has access to current listing information and additional property details.
A median error rate does not mean every estimate will be within that percentage. It means half of the estimates perform better than the median and half perform worse. A 7 percent difference on a $400,000 home is $28,000. That may be acceptable for general curiosity, but it is a meaningful difference when planning a sale, calculating equity, or deciding how much to spend before listing.

New flooring can help, but it does not erase an aging roof, older mechanical systems, water issues, or poor workmanship. A county assessment is not another version of a Zillow or Redfin estimate. It serves a different purpose.
Nebraska values taxable real property as of January 1 each year. County assessors use accepted mass-appraisal methods, including sales comparison, cost, and income approaches. Residential real property is generally assessed at or near 100 percent of actual value, but the process is designed for property-tax administration across many properties, not as a current marketing recommendation for one home.
