Emerging Elkhorn neighborhood guide

Blondo Point homes and new construction in Elkhorn, Nebraska.

Blondo Point is a major new residential development northwest of 209th and Blondo Streets. It is still early enough that lot choice, builder choice, construction timing, and future neighborhood buildout matter more than they would in an established subdivision.

What Blondo Point is

A large new neighborhood being built from the ground up.

Blondo Point is one of the larger new residential projects on the west side of the Omaha metro. Omaha Planning documents the subdivision northwest of 209th and Blondo Streets, while Metropolitan Utilities District project records describe utility work serving 379 single-family residential lots.

Builder sources describe a mix of conventional custom-build lots, larger estate-style lots, and acreage lots. That mix is important because Blondo Point is not simply one builder repeating one product type across the entire neighborhood.

Because the subdivision is still developing, buyers should expect the details to keep changing. Lot availability, attached builders, utility completion, construction traffic, pricing, HOA documents, covenants, and completion schedules can all move faster than a static neighborhood page can. I’ll keep this guide updated as Blondo Point grows so buyers can come back to one place for the latest reliable information.

Homes and lots

Three things matter more here than a simple price-per-square-foot comparison.

Lot type

Flat, walkout, estate-style, and acreage-oriented lots can create very different building options and resale comparisons. The lot itself may be a meaningful part of the value equation.

Builder attachment

In multi-builder communities, a specific lot may be tied to a specific builder. Before choosing a parcel, verify who controls it, what can be built there, and what architectural or covenant requirements apply.

Timing

An early-phase buyer may be purchasing before nearby streets, landscaping, neighboring homes, or amenities are complete. Construction timing can affect both day-to-day experience and the set of alternatives available to future buyers.

Builders in Blondo Point

Blondo Point is a multi-builder neighborhood.

One of the biggest differences between Blondo Point and a single-builder subdivision is that buyers can encounter several builders, lot arrangements, and price points within the same neighborhood. Builder participation and lot availability can change, so I would verify the specific lot and builder before making plans around a particular homesite.

Blondo Point will host the 2027 Metro Omaha Builders Association Street of Dreams on July 17–18 and July 23–25, 2027. MOBA’s current lineup includes Art of a Craftsman, Landmark Performance Homes, Maxim Homes, Prairie Homes, Sage Homes, and Quest Custom Homes, with six luxury homes planned along one walkable street. See the 2027 Street of Dreams details and builder lineup.

Location and everyday access

New construction with established Elkhorn nearby.

Close to Olde Towne Elkhorn

Blondo Point sits near historic Olde Towne Elkhorn, where local restaurants, shops, services, and community events give this part of west Omaha a more established center than many brand-new subdivisions have nearby.

West Dodge access

West Dodge Road is a short drive south, providing a practical route toward the 180th Street and Village Pointe area and the rest of the Omaha metro. Ta-Ha-Zouka Park is also nearby for trails, fields, and outdoor recreation.

Blondo Point is within Elkhorn Public Schools. Current Blondo Point MLS listings identify Westridge Elementary, Elkhorn Middle School, and Elkhorn High School, but school attendance boundaries can change as western Douglas County develops, so the assigned schools should always be verified for the exact address with the district.

Buying in Blondo Point

What I would verify before committing to a lot or home.

Start with the exact parcel

Verify the builder, lot premium, orientation, walkout or daylight condition, setbacks, easements, covenants, HOA obligations, utility status, tax authorities, and any SID-related information tied to that parcel. Do not assume every lot in a new subdivision carries the same details.

Compare the total finished cost

For a custom or semi-custom build, the base price is only the beginning. I would compare the realistic finished number after lot cost, structural upgrades, design selections, basement finish, landscaping, window coverings, fencing, appliances, and other post-closing expenses.

Blondo Point is in Elkhorn Public Schools, but buyers should verify the current school assignment for the exact address directly with the district because attendance boundaries can change as western Douglas County develops.

Selling later in Blondo Point

Early resale values will be shaped by what buyers can still build new.

As the first resales begin appearing, homeowners may compete not only with other resale properties but also with vacant lots, builder inventory, and homes that can still be customized. That makes builder pricing, lot availability, incentives, completion timing, and the upgrades already included in a resale especially important when pricing a home.

If you eventually sell here, I would not rely on a broad Elkhorn average. The most useful comparison will likely be other Blondo Point homes with similar lot position, builder quality, square footage, finish level, basement, garage setup, and proximity to ongoing construction.
