Elkhorn subdivision guide

Westbury Farm homes and real estate in Elkhorn, Nebraska.

Westbury Farm is a newer west Elkhorn neighborhood near South 216th Street and F Street, with more than 275 lots documented by the project engineer, a mix of detached homes and villa-style properties, varied lot conditions, and ongoing new-construction and resale competition.

What makes Westbury Farm different

The neighborhood mixes lot types, home styles, and ownership models that should not be compared as one product.

Lamp Rynearson, the engineering firm involved in the development, describes Westbury Farm as a more than 275-lot neighborhood with single-family homes, villas, larger-lot options, and walkout, terrace, and daylight lot conditions. That variety is one of the main reasons a neighborhood-wide average can be misleading here.

The subdivision was developed alongside Westbury Creek on the other side of F Street. The names sound interchangeable, but they are separate communities with separate sanitary and improvement districts. Westbury Farm is SID 577, while Westbury Creek is SID 578.

For a buyer or seller, I would separate the property type first, then compare lot size and configuration, builder, age, finished space, garage capacity, updates, HOA obligations, SID costs, and current new-construction alternatives.

Homes and real estate

Three details can change a Westbury Farm comparison quickly.

The subdivision name narrows the search. The lot, home type, and competition usually determine the better comparable set.

Lot type and setting

Westbury Farm includes walkout, daylight, terrace, and larger-lot conditions. Lot depth, slope, rear exposure, neighboring development, drainage, outdoor living, and how the home sits on the site can materially affect both usability and resale appeal.

Detached versus villa

The villa section can carry a different maintenance structure and buyer profile than a conventional detached home. Compare the exact association services, fees, restrictions, and property subtype before mixing villa and standard-home sales.

New-build competition

Current builder marketing and MLS inventory show that new construction remains part of the Westbury Farm market. Resales should be compared with what a buyer can purchase new after accounting for lot premiums, upgrades, unfinished spaces, landscaping, window coverings, appliances, and timing.

Development, HOA, and infrastructure

Westbury Farm and Westbury Creek are neighbors, not the same subdivision.

Westbury Farm was developed in tandem with Westbury Creek across F Street, but county and state records treat them separately. That matters for taxes, SID obligations, association documents, MLS filtering, and comparable selection. A nearby Westbury Creek sale can still be useful, but it should not automatically be treated as a Westbury Farm sale.

SID 577

Nebraska and Douglas County public records identify Westbury Farm as Sanitary and Improvement District 577. Use the exact parcel and current county records when estimating taxes, assessments, and district obligations. Check Douglas County SID information.

Homeowners association

Performance Management lists Westbury Farm as a Douglas County single-family community with association documents, covenants, plat information, and architectural-approval contacts. Review the current documents for the exact property rather than relying on an old listing summary. Review the association resource.

School boundaries

Elkhorn Public Schools assigns students by residence address and notes that newer subdivisions may not always be current on mapping tools. Verify the exact address with the district before relying on builder or listing information. Verify current EPS boundaries.

For additional development context, Lamp Rynearson’s Westbury Farm project summary explains the lot mix and the relationship with Westbury Creek.

Builders in Westbury Farm

Builder availability is part of the comparison.

Westbury Farm still has new-construction activity, so buyers should compare the specific builder, lot, finished price, completion timing, and what is included rather than treating every new home as interchangeable. Current builder information identifies Mercury Builders as actively building in Westbury Farm.

Buying in Westbury Farm

What I would verify before making an offer.

Compare the right property type and lot

I would first decide whether the home competes most directly with a standard detached resale, a villa-style property, or current new construction. Then I would narrow the comparable set by lot condition, finished space, garage, builder, age, updates, outdoor improvements, and current alternatives.

That is especially important on walkout, daylight, terrace, or larger lots, where two homes with similar square footage can have very different settings and buyer appeal.

Confirm the carrying costs and rules

Use the exact parcel to verify assessment and property-tax information, confirm SID 577, and review the current HOA or villa documents that apply to the property. If the home is new construction, confirm what is included, what remains unfinished, and whether landscaping, window treatments, appliances, fencing, or other items still need to be added.

Search Douglas County property information and use the Elkhorn school-boundary tool.

Selling in Westbury Farm

Pricing should reflect the lot and the buyer’s current alternatives.

Separate lot value from house value

A larger, walkout, daylight, or better-positioned lot can influence demand, but I would isolate that from differences in the home itself. Condition, builder quality, basement finish, garage capacity, major updates, landscaping, and outdoor spaces all need their own comparison.

Account for new construction and villas

A resale may compete with a builder home, another established detached home, or a villa-style option. The right pricing analysis should reflect the alternatives a buyer can actually choose today rather than relying only on the most recent nearby closing.

If you are considering selling in Westbury Farm, I can compare your home against the Westbury Farm sales and current competition that actually match its lot, home type, condition, and ownership structure. Start with a personal home-value review.
