Omaha new construction
Omaha home builders: how the major options compare
There is no single best home builder for every Omaha buyer. The right fit depends on budget, location, timeline, how much customization you want, and whether you care more about a finished spec home or building something more specific. This guide now connects more than 20 Omaha-area builder profiles so you can compare production, semi-custom, custom, and luxury options without treating every builder like the same product.

A better way to compare Omaha builders
| Builder | General approach | Strong fit for | Main thing to watch |
|---|---|---|---|
| D.R. Horton | National production | Buyers wanting inventory, predictable plans and quicker possession | Limited customization and neighborhood-level resale competition |
| Lennar | National production | Buyers open to a newer Omaha entrant and packaged included features | Early-stage local rollout and changing community inventory |
| The Home Company | Local production / semi-custom | Move-up buyers wanting broad location choice and more selections | Final configured price versus advertised starting price |
| Richland | Local production / semi-custom | Buyers comparing established plans across west and south metro | Lot, finish package and total monthly cost |
| Regency | Local production / semi-custom | Buyers wanting many communities and long local track record | Community phase, lot premium and nearby future inventory |
| Charleston | Semi-custom | Buyers who want plan flexibility without going fully custom | Customization creep and final finished price |
| Woodland | Custom | Buyers prioritizing design and lot flexibility | Budget discipline, timeline and resale impact of highly personal choices |
| Sherwood | Established local builder | Buyers who value long local history and recognizable floor plans | Comparing new builds with newer Sherwood resale homes nearby |
What I would not do
I would not pick a builder from reputation alone.
A builder can be a good fit in one neighborhood and a weaker value in another. The specific lot, phase, plan, incentives, taxes, schools, commute, future nearby construction and resale competition matter enough that I would compare the actual deal before deciding.
Build the right comparison
