Omaha custom homes

Pohlad Custom Homes in Omaha, Nebraska

Pohlad Custom Homes is a hands-on Omaha custom builder that has been building in the metro since 1997. The company intentionally limits its volume to roughly six to eight new custom homes per year, which makes it a different comparison from a large production builder.

Current Omaha presence

Pohlad is especially relevant in South Streams and higher-end custom construction.

South Streams

Pohlad currently lists multiple lots and homes in South Streams near 204th and West Center Road, in the Gretna School District.

South Stream Residences

Pohlad is the exclusive builder for the South Stream Residences villa community, with ranch villa plans and a model on W Street.

Sanctuary Ridge

The builder also lists a custom homesite in Sanctuary Ridge in the Elkhorn School District, aimed at a higher custom-home price point.

Builder model

How is Pohlad different from a production builder?

Pohlad says Richie and Jay Pohlad remain directly involved in the building process and deliberately concentrate on a limited number of custom homes each year. That model can appeal to a buyer who wants more direct communication, design involvement and attention to an individual project.

The tradeoff is that a true custom or small-volume build should be compared differently from buying a completed production home. The homesite, allowances, specifications, change process, construction timeline and final project cost matter more than a simple base-price comparison.

South Streams connection

Already considering South Streams?

Pohlad has an unusually direct connection to the neighborhood because it is building both custom homes and the South Stream Residences villas there. That makes the builder worth comparing if South Streams is already on your list.

Before you commit

Look at the entire project, not just the finished photos.

With a custom build, I would want to understand the land, total projected cost, allowances, financing, taxes, neighborhood restrictions, design decisions and resale implications before treating the builder choice as settled.

One important new-construction rule: If you want your own real estate agent involved, bring that agent in before registering, selecting a lot or getting deep into builder discussions. Representation policies can differ, and it is easier to preserve your options early.

Compare your options

Considering a Pohlad home or homesite?

I can help you compare Pohlad with other Omaha custom builders, nearby resale homes and the specific lot or neighborhood you are considering. The goal is to make sure the entire project makes sense before you commit.
