Papillion subdivision guide

Granite Lake homes and real estate in Papillion, Nebraska.

Granite Lake is a newer Papillion community immediately east of Big Elk Lake, with a mix of newer single-family homes, lake-adjacent lots, and a villa section. The exact lot, home type, SID costs, HOA structure, and school assignment can materially change the comparison.

What makes Granite Lake different

The lake setting is real, but the property details still matter more than the subdivision name.

Granite Lake sits immediately east of Big Elk Lake, formerly known as the WP-7 regional detention basin. Big Elk was completed as a flood-control project and public recreation area, so the neighborhood has a direct relationship with open water, trails, native grassland, fishing access, a kayak launch, and public park space.

That does not make every Granite Lake lot the same. Some homes have a stronger lake or open-space relationship, while others are interior lots. The neighborhood also includes a villa section with a different maintenance and association structure than many of the standard single-family homes.

For buyers and sellers, I would separate those competitive sets before comparing price per square foot. Lot position, finished space, garage size, home age, updates, association obligations, and the exact SID and tax picture can all matter.

Big Elk Lake next door

The public recreation area is one of Granite Lake’s clearest location advantages.

The Papillion Creek Watershed Partnership identifies Big Elk Lake as the completed WP-7 flood-control project. The site includes a 13-acre lake, 37 acres of park area, a 1.14-mile paved loop trail, fishing access, a kayak launch, a picnic shelter and restroom facility, and more than 30 acres of native grassland. The recreation site is public and separate from the neighborhood’s private HOA and property obligations.

Lake-adjacent homes

For homes with lake, open-space, or recreation-area exposure, I would compare view orientation, privacy, lot slope, drainage, landscaping, exterior exposure, and whether the setting is likely to command a meaningful premium with current buyers.

Interior homes

Interior Granite Lake homes can compete on layout, condition, garage capacity, basement finish, home age, and access to the same nearby recreation without paying for a direct lake relationship.

Public versus private space

Big Elk Recreation Area is public. Neighborhood outlots, HOA-maintained areas, villa maintenance, and property-specific easements are separate questions that should be verified for the individual home.

Home types and ownership details

Granite Lake is not one single housing product.

Single-family homes

Much of Granite Lake consists of newer detached single-family homes. Builder, year built, floor plan, garage capacity, finished basement, lot orientation, and lake relationship can create large value differences inside the same subdivision.

Granite Lake Villas

City records identify Granite Lake Villas as a separate planned-unit-development section. Villa and patio-home listings can carry maintenance-oriented association obligations, so buyers should compare the exact fee structure and services rather than assuming they match the standard Granite Lake HOA.

SID 317

Granite Lake is associated with Sarpy County SID 317. SIDs can finance infrastructure through bonds, taxes, and special assessments, so use the exact parcel and current county records when estimating monthly and annual ownership cost.

Useful official sources: Papillion approved developments, Papillion HOA directory, and Sarpy County SID lookup.

Buying in Granite Lake

What I would verify before making an offer.

Match the right competitive set

I would first decide whether the home competes most directly with lake-adjacent homes, interior single-family homes, or villas. Then I would compare lot, condition, age, garage, basement finish, updates, and current new-construction or resale alternatives.

That keeps a buyer from paying a lake premium for a property that does not actually have the same setting as the strongest comparable sales.

Confirm taxes, SID, HOA, and school assignment

Use the exact parcel for property taxes and SID information, and review the recorded covenants or association documents that apply to that lot. Papillion La Vista Community Schools also advises families to verify the exact address because boundaries can change.

The district specifically references Granite Lake in its history of high-school boundary transitions, so older builder materials or listing copy should not be treated as the final answer for a current assignment.

Search Sarpy County property records, verify SID 317, and check current Papillion La Vista boundaries. For the broader process, see my Omaha home-buying guide and property tax and SID guide.

Selling in Granite Lake

The best comparable sale may be nearby, but it still needs to match the lot and ownership structure.

Separate lake influence from house condition

A lake-facing or open-space setting can influence buyer demand, but it should be isolated from differences in square footage, basement finish, updates, garage size, landscaping, and overall condition. I would not use one broad neighborhood adjustment for every property.

Account for new-construction and villa competition

Granite Lake has newer housing and ongoing builder activity, so a resale may compete with both other established homes and newer construction. Villas can also attract a different buyer because of their maintenance structure. Pricing should reflect the alternatives a buyer can actually choose today.

If you are considering selling in Granite Lake, I can compare your home with the sales and current competition that match its lot, home type, lake relationship, condition, and association structure more closely. Start with a personal home-value review.
