Papillion subdivision guide

Ashbury Hills homes and real estate in Papillion, Nebraska.

Ashbury Hills is a newer west Papillion neighborhood near Highway 370 and South 120th Street, with ongoing new-construction competition, an on-site elementary school, community amenities, and a separate villa-style ownership option that changes how some homes should be compared.

What makes Ashbury Hills different

New construction, resale homes, and villas compete in the same neighborhood name.

Ashbury Hills is large enough that I would not treat every sale as interchangeable. The City of Papillion’s approved-development records show a substantial single-family buildout plus additional residential development, while current builder inventory confirms that buyers can still compare completed resale homes with new-construction options.

The bigger distinction is the housing model. Most buyers will be comparing conventional detached homes, but Ashbury Hills also includes a villa-oriented section designed around added exterior-maintenance services. That can change the monthly ownership cost, buyer pool, and the comparable sales that make the most sense.

From a pricing standpoint, I would separate the product type first, then compare lot position, age, builder, floor plan, garage size, basement finish, upgrades, condition, and the exact HOA and SID obligations.

The neighborhood’s practical split

Standard single-family homes and villa-style homes should not be valued the same way.

Ashbury Hills has a broader neighborhood association structure and a villa section with additional maintenance-oriented obligations. Current public records and listings indicate that villa properties can include services such as lawn care, snow removal, and trash service, while standard Ashbury Hills homes may have a different fee structure.

Detached resale

Established detached homes should be compared against similar age, builder quality, lot position, finished space, garage configuration, updates, and nearby new-build alternatives.

New construction

Builder incentives, unfinished versus finished basements, landscaping, window coverings, appliances, lot premiums, and completion timing can make the headline price an incomplete comparison with resale.

Villa-style ownership

Maintenance services can appeal to a different buyer. Verify the exact HOA documents, current fees, included services, design restrictions, and whether the property belongs to the villa section before comparing costs.

Location, amenities, and schools

The west Papillion location is part of the value proposition.

Highway 370 access

Ashbury Hills sits near Highway 370 and South 120th Street, putting it close to west Papillion growth, Werner Park, Walnut Creek Recreation Area, and the Highway 370 retail corridor.

Community amenities

Subdivision planning and current listings reference a clubhouse, pool, and pickleball amenities. Buyers should verify current access, rules, completion status, and the fee structure that applies to the exact property.

Ashbury Elementary

Ashbury Elementary is located at 11740 South 120th Street. That proximity is meaningful, but Papillion La Vista Community Schools warns that attendance boundaries can change, so use the district’s address-level locator before relying on listing or builder materials.

Builders in Ashbury Hills

New-construction options come from more than one builder.

Ashbury Hills still has active builder inventory, so buyers should compare the builder, attached lot, finished price, completion timing, incentives, and what is included before deciding whether a new build or resale is the better fit. Current builder pages show activity from THI Builders, Nelson Builders, Mercury Builders, and Al Belt Custom Homes.

Buying in Ashbury Hills

What I would verify before making an offer.

Compare the real alternatives

A resale buyer may also be able to build nearby, so I would compare the total finished product rather than just list price. New construction can involve lot premiums, upgrades, unfinished spaces, landscaping, blinds, appliances, and timing that make two similarly priced homes very different purchases.

For villa-style homes, I would first confirm the association structure and services. Then I would compare only against properties that attract a similar buyer and carry a similar maintenance model.

Confirm SID, HOA, and school assignment

Ashbury Hills is associated with SID 340. Use the exact parcel to verify property taxes and SID obligations, and review the current HOA documents for the property rather than assuming the standard neighborhood fee applies to every section.

For schools, use the exact street address with Papillion La Vista Community Schools. Ashbury Elementary is in the neighborhood area, but attendance assignments can change as west Papillion continues to grow.

Selling in Ashbury Hills

Your competition may be a resale home, a builder, or a different ownership model.

Price against what buyers can choose today

In a neighborhood with active builder inventory, the best pricing analysis needs to include both recent resale closings and current new-construction alternatives. Incentives, lot premiums, upgrades, basement finish, landscaping, and move-in timing can materially affect how a buyer sees the value.

Keep villa and detached comparables separate

A maintenance-oriented villa can attract a different buyer than a conventional detached home. I would not mix the two casually in a valuation just because they share an Ashbury Hills address. The HOA structure, services, lot, home design, age, condition, and finish level need to match the subject property.

If you are considering selling in Ashbury Hills, I can compare your home against the resale and new-construction options that actually compete with it. Start with a personal home-value review.
